What Is This, and Why Does It Matter for Austin Real Estate?
Think of it like posting a listing link on Facebook or LinkedIn, except the “post” appears inside the AI chat your buyer is already using. When someone asks their AI about Austin homes, the AI pulls a short summary of current NeuhausRE.com listings and returns it in the conversation, with a link back to the full page on our site. The photos, maps, full details, and our team all live on neuhausre.com. The AI is just another channel we publish into, the same way we publish to Google, Facebook, and email.
The technical name for this is MCP, the Model Context Protocol. Anthropic released it as an open standard in late 2024, and every major AI has adopted it since. Claude, ChatGPT, Perplexity, Cursor, Gemini CLI, Windsurf, and Cline all speak the same protocol. One connector works everywhere. No copy and paste, no saved searches, no 20 open tabs.
Why it matters: more people now start their real estate research inside an AI chat, not a browser. If our listings are not there, someone else’s are. This is our way of being where the conversation is happening, with our NeuhausRE.com listings, updated in near real time, and linked back to a website that is built for serious Austin buyers and sellers.
Ed Neuhaus, the broker behind Neuhaus Realty Group, built this himself. He is a working Austin broker with an active MLS license. He also runs the data pipeline that powers NeuhausRE.com. If you want to talk to a real person about a real listing, he answers his own phone.
How to Use This in Your Daily Workflow
A few ways Austin folks are already using it:
Daily morning briefing
If you use an AI agent to read your calendar and email every morning, add one line to the system prompt: “Also check the Austin MLS for new listings under $1.5M in Lakeway and Bee Cave posted in the last 24 hours.” The AI runs a search in the background and surfaces anything worth knowing before your first coffee. This is how Ed uses it himself.
Buyer research
You are touring three homes this weekend. Ask your AI, “Pull the closed comps within a quarter mile of each of these addresses for the last six months.” It runs the comp tool three times and gives you price-per-square-foot context for each tour. No spreadsheet needed.
Investor watch list
Set up a project or custom GPT with a system prompt like “I am tracking Austin condos built since 2020 in ZIP codes 78703 and 78704. Flag anything under $500 per square foot.” Any time you open that project, your AI checks the connector and reports what changed since your last visit.
Agent follow-up and market snapshots
If you are a Realtor writing a neighborhood update, ask your AI “What is the median sale price and average days on market in 78738 year over year?” Your AI runs the market stats tool and gives you a clean sentence you can paste into a client email or market report.
Relocation research
If you are moving to Austin from another city, install the connector and ask your AI to compare neighborhoods by price, schools, and inventory before you book your first tour trip. Faster than clicking through 20 Zillow tabs, and the data is current.
The common thread: your AI plus Austin listings from NeuhausRE.com replaces three or four tasks that used to require a dashboard, a saved search, or a call to your agent. You just ask.
Frequently Asked Questions
Which AIs does this work with?
Any AI that speaks MCP. Today that includes Claude, ChatGPT (Developer Mode), Perplexity (Pro, Max, Enterprise), Cursor, Gemini CLI, Windsurf, and Cline. More are adding support each month. The connector URL is the same for all of them.
Is this like posting a listing on Facebook?
Yes, close to it. The AI connector is a distribution channel, a way to surface a short version of our listings where buyers and sellers are already looking. The full experience always lives on NeuhausRE.com. Every listing the AI shows includes a link back so you can see the full details on our site.
Where does this data come from?
Directly from our NeuhausRE.com listings. We hold a Virtual Office Website license from the Austin Board of REALTORS, which is how our website shows live listings today. The AI connector is a lighter version of that same data, a text-only summary with a link back to our site for the full experience.
Do I still need to visit NeuhausRE.com?
Yes, for the full experience. The AI gives you a quick text summary, great for asking questions, getting comps, or scanning the market while you work. For photos, maps, saved searches, and deep details, click through to NeuhausRE.com.
What is an MCP server?
An MCP server is a program that speaks the Model Context Protocol, an open standard Anthropic released in late 2024. It acts as a bridge between an AI assistant and a data source. In this case, it sits between your AI and our NeuhausRE.com listing data. You ask a question, your AI calls the server, and you get a real answer with real listings.
Do I need to be a developer to use this?
No. If you can paste a URL into a settings screen, you can install it. For Cursor and Gemini CLI there is a small config file to edit, but it is copy and paste. No terminal, no code.
Is my search history private?
When you sign up, the connector creates a contact for you in our CRM so we can help if you want help. Your search activity is logged to that contact record. We never sell or share your data. If you would rather have no follow-up at all, let us know and we will remove you.
What happens if I hit the free tier limit?
Your AI tells you politely and suggests upgrading. Nothing crashes. The hourly limit resets every hour and the monthly limit resets at the start of each calendar month. If you regularly hit the limit, the Active Buyer tier is probably worth it.
Can I use this for markets outside Austin?
Not today. The data set is Austin-area. If there is demand, we will expand. Let us know your market.
Why is Ed giving this away for free?
Because most people who search Austin real estate long enough eventually need an agent. Ed would rather be that agent than a stranger. The free tier is the foot in the door. The Active Buyer tier is a service fee that covers the cost of running the connector for heavy queries, not the data itself. Neuhaus Realty Group is a VOW licensee, not an MLS data reseller. The $200 is credited back at closing. And if you never hire him, he still got to ship something real that did not exist before.
