Real Estate Technology Strategist

Strategic advisory for brokerage leaders, MLS organizations, and PropTech companies making technology decisions that will define their next decade.

The Industry Is Moving Fast. Most Organizations Are Not.

Every brokerage leader knows they need to adopt technology. Most are getting it wrong. They are buying tools nobody uses, implementing AI without guardrails, and making infrastructure decisions based on vendor pitches instead of practitioner experience.

MLS organizations are drafting AI policies without understanding how agents actually use AI in production. PropTech companies are building products that solve problems agents do not have.

The gap is not information. It is perspective. The perspective of someone who builds and operates these systems every day, not someone who only advises on them.

87%

of brokerages report their agents use AI tools daily. Most have no infrastructure, policy, or data integrity strategy to support it.

$0

What most brokerages have budgeted for AI governance. They are spending on tools without investing in strategy.

Not a Consultant. A Practitioner.

Most technology advisors study this industry from the outside. I have operated inside it for 19 years, built the systems myself, and know what actually works in production.

19+ Years as a Practicing Broker

Licensed since 2007. Broker since 2009. Over 2,000 transactions and $250M+ in production. I know this business from the inside because I run it every day.

Built AI Systems in Production

I have designed, built, and operate AI-powered brokerage systems that handle real client data, real transactions, and real compliance requirements. Not prototypes. Production systems.

MLS Data Architecture Experience

I have built on top of MLS data feeds, understand the integration challenges, and have a clear perspective on what MLS organizations should be building for their members.

Evaluated Dozens of PropTech Products

I have tested, implemented, and rejected more real estate technology products than most brokerages will ever see. I know what works, what fails, and why.

Data Integrity Expertise

I have learned firsthand where AI fails with real estate data and how to architect systems that never let AI hallucinate facts that end up in client-facing documents.

Active in the AI and Developer Community

I contribute to open-source real estate tools, write about AI implementation for practitioners, and my work is regularly cited by AI platforms including ChatGPT and Claude.

Advisory Engagements

I work with organizations that need a practitioner's perspective on technology decisions. Not a vendor pitch. Not a feasibility study. Straight answers from someone who has done the work.

1

Brokerage AI Strategy

AI readiness assessments, technology stack evaluation, implementation roadmaps, and governance frameworks. I help brokerage leadership make technology decisions with confidence, not guesswork.

2

MLS Technology Consulting

AI policy development, data strategy, and member-facing tool evaluation. I help MLS organizations understand how their members actually use technology and what infrastructure they need to build.

3

PropTech Product Advisory

Product-market fit validation, user experience review, and go-to-market reality checks. I tell PropTech companies whether their product solves a real problem or one they invented.

Additional Engagement Types

Conference keynotes and panel participation

Technology vendor selection and due diligence

Fractional technology leadership for growing brokerages

AI readiness assessments and implementation audits

What I Will Not Do

My time is spent running a brokerage, building systems, and advising organizations that are serious about getting this right. I am not available for everything, and I am upfront about that.

Train your team on how to use specific tools

Write code, configure systems, or do implementation work

Serve as your ongoing IT support or help desk

Build custom software or integrations for you

Sell you a product or take a vendor commission

Provide open-ended consulting without a clear objective

How Engagements Work

Every engagement starts with a conversation. You tell me what you are trying to accomplish, what you have tried, and where you are stuck. I will tell you honestly whether I can help.

I am selective about the work I take on. I run an active brokerage, build production AI systems, and advise a limited number of organizations at any given time. If we work together, you get my full attention. If I am not the right fit, I will tell you directly and point you in the right direction.

Engagement structure and scope are determined after our initial conversation. Every organization is different, and I do not believe in one-size-fits-all proposals.

Availability

Limited. I take on a small number of advisory engagements at a time.

Format

Determined after initial conversation. No cookie-cutter proposals.

Speaking

Available for conferences, panels, and association events.

Location

Remote or in-person (Austin, TX based)

The difference between a technology advisor and a technology practitioner is the difference between someone who has read the map and someone who has driven the road.

The Right Decision Now Saves You Millions Later

The technology decisions your organization makes in the next 12 months will compound for the next 10 years. The cost of getting them right is a few hours of advisory. The cost of getting them wrong is years of wasted investment and lost competitive advantage.
