Same District, Same City, and a 13 Point TEA Spread That Tells You a Lot About Round Rock
Double File Trail Elementary scored a 75 out of 100 on the 2025 TEA report. Callison Elementary, about two miles south in the same Round Rock ISD, scored a 69. Both are C and D rated respectively, and both sit in parts of Round Rock that buyers sometimes overlook in favor of the district’s A and B campuses further north and west. That is a mistake.
The median home prices in these zones are nearly identical at $289,900 for Double File Trail and $284,000 for Callison. For buyers trying to get into Round Rock ISD without stretching to $400K or $500K, these two zones are worth serious attention. The school ratings are not at the top of the district, no question. But the neighborhoods, the amenities (Old Settlers Park is right there), and the Round Rock ISD feeder system still deliver genuine value.

Double File Trail: Old Settlers Park at Your Doorstep
The defining feature of the Double File Trail zone is its proximity to Old Settlers Park, one of the finest municipal parks in all of Central Texas. Athletic fields, disc golf, the Rock’N River Water Park, walking trails, and acres of open green space. Living next to a park of this caliber is something buyers recognize immediately on their first visit.
The zone’s neighborhoods include Homestead at Old Settlers Park, Chandler Creek, and Northpoint Old Settlers. Chandler Creek is a perennial Round Rock favorite with mature trees, a community pool, and well maintained homes across a range of sizes. The feeder pattern connects to multiple middle schools and leads to Round Rock High or Stony Point High School.
Callison: Central Round Rock and Housing Variety
Callison’s zone sits in central Round Rock and offers one of the most varied housing mixes in the district. South Creek and Turtle Creek provide established single family neighborhoods. Cielo East City Homes and Townhomes Gattis bring modern townhome options. Creekside Condominiums offers condo living. That range of housing types within a single school zone is unusual and genuinely helpful for buyers at different price points and life stages.
Callison is the larger campus at 630 students. The feeder goes through CD Fulkes Middle School to Cedar Ridge, Round Rock, or Stony Point High School. Dell Technologies’ global headquarters is nearby, and the IH-35 corridor provides solid commuter access.
The Neighborhoods
Double File Trail’s neighborhoods lean toward established single family subdivisions anchored by the park and the Chandler Creek corridor. The overall vibe is suburban Round Rock at its most settled and well maintained.
Callison’s zone is more urban and diverse, with condos, townhomes, and traditional homes all coexisting in central Round Rock. Shopping along IH-35, the Round Rock Premium Outlets, and H-E-B locations are all within easy reach. Old Settlers Park is accessible from Callison’s zone too, just a bit further of a drive.

Neither campus is at the top of Round Rock ISD right now, and I am not going to pretend otherwise. But $285K to $290K in Round Rock ISD is a real opportunity, and both zones deliver neighborhoods, amenities, and district access that make them worth considering. Sometimes the best value in a school district is not in the A rated zones where everyone is competing for the same handful of listings.
