The most expensive home for sale in Lakeway, TX right now is asking north of $5 million (as of July 2026), and the whole top of the market lives in the multi-million-dollar range while the typical Lakeway single-family home sells for about $755,000. So yeah, there is the middle of the market, and then there is a completely different animal sitting on top of it right (based on our own closed-sale data, single-family only, over the last six months).

I have been selling homes out here since 2009, and the top of the Lakeway market is one of my favorite things to watch, because it barely moves like the rest of the market does (and no, I still have not bought the lakefront place I keep threatening my wife I am going to buy, so take my restraint as free advice). The list below is live. It pulls straight from the MLS and re-ranks itself every time a new listing hits or one of these sells, so you are always looking at the real ten, not some frozen snapshot I typed up once and forgot about.

Ok so that is who is actually at the top today. Now let me tell you what it takes to get on that list, because the addresses will change but the reasons almost never do.

What puts a home in Lakeway’s top 10

There are really four things that push a Lakeway home into this tier, and most of the estates on that list have two or three of them stacked together.

Lake Travis waterfront. This is the big one. Real, deeded waterfront with a boat dock is the single most expensive thing you can buy in Lakeway, and there is only so much of it. They are not making more shoreline (well, unless the lake drops in a drought, and then you get more shoreline you did not want). True waterfront almost always outprices a bigger, newer house sitting a few streets back.

Acreage. Most of Lakeway is platted on normal lots, so when something comes with real land around it, the price jumps. Privacy is a luxury good out here.

The gated enclaves. Rough Hollow, Flintrock Falls, The Hills of Lakeway, the estate sections off Lohmans Spur. These are the pockets where the custom builds cluster, and being behind a gate with a view is a big chunk of what the top tier is paying for.

A true custom build. Not a nice production home. I mean a one-off, architect-driven house where somebody spent two years arguing about the exact stone. Those are the homes that crack the top of the list.

So stack lakefront plus acreage plus a custom build inside a gated section, and you are looking at the number one spot. But take away the water and you are still expensive, just not record-setting right.

The honest talk about “lake access”

Here is where I am going to hurt a few listing descriptions, and I am fine with that because I represent buyers and I would rather you know.

Not all “lake access” is the same, and a lot of it is marketing. There is a real difference between a home that has its own dock on deep water, a home in a community with a shared waterfront park and a boat ramp, and a home that technically sits in Lakeway and can see a sliver of blue from the third-floor bonus room. All three might say “lake access” in the copy. Only one of them lets you walk down to your boat in the morning with your coffee.

So when you are shopping the top of this market, the very first question is not how many bedrooms. It is: what exactly does the water situation mean here, deeded dock, community access, or a nice view? That one answer explains most of the price gaps you will see on the list above. The reality is a stunning house with a view can list for a lot less than a plainer house with a dock, and now you know why.

Who is actually buying at the top of Lakeway

The buyers up here are not one type of person, but they tend to want the same handful of things. Somebody who wants to keep a boat and be on the water in ten minutes. Somebody who works from a home office and wants the view out that window to be Lake Travis instead of a neighbor’s fence. Somebody who wants a lock-and-leave second home they can drive to from a lot of Texas without getting on a plane. Somebody who entertains and needs the kitchen, the pool, and the outdoor space to all actually work at once.

Notice none of that is about who the buyer is. It is about how they want to live. That is the honest way to think about the top of any market. You are buying a lifestyle, and out here the lifestyle is the lake, the golf, the gate, and the drive that is shorter than people expect.

Why buy at the top of the Lakeway market

A couple of real reasons, and one honest caveat.

The lifestyle is the whole point. Lake Travis, the Hill Country, the golf at Flintrock and The Hills, and you are still inside the Lake Travis school district and a reasonable drive to Austin and the airport. That combination is genuinely rare, and it is why the top tier holds value even when the broader market wobbles.

Scarcity is the other reason. There is a fixed amount of true waterfront and a fixed number of lots inside the good gated sections. When something is genuinely limited, price tends to take care of itself over a long enough horizon. There is that old investing line about how price is what you pay and value is what you get, and at the top of a market like this the value is the land and the water, not the drywall.

The caveat, because I am not going to pretend it away: this is a thinner market than the mid-price stuff. Fewer buyers, longer days on market, and pricing that is more of an art than a science. A luxury home in Lakeway can sit while an identical-looking house two price bands down sells in a weekend. That is not a flaw, it is just the math of a smaller pool, and it is exactly why you want somebody who actually watches this tier day to day.
