Current resident must locate someone to take over lease. This person must qualify the same as you (show proof of income of 3x the monthly rental rate and pass a criminal/credit background screening). Once the new resident is screened and approved, they will be able to take over the lease immediately.No notice would be required. Please note, they would take over the apartment in as is condition and the apartment would not be cleaned or made ready by the building. On the date of the takeover, all parties would visit the office in person so sign the official roommate addition and deletion addendum. $100 takeover feee plus $250 application fee for the applicants screening. On the first of the month off the takeover, the resident will still be responsible for the full month's rent and would need to work out with the new resident any reimbursement for time they spent living in the apartment. They would be required to provide a new electricity account number and renter's insurance policy to us. With the renter's insurance it is required that they provide us with a policy that coverers $100,000 liability as well as have 422 At The Lake listed on the declarations page as an additional insured interest. On the day of the takeover, the resident would be responsible for coordinating the exchange of keys, parking tags, etc. Please be advised that there is an additional $50 monthly charge for a second vehicle should you find a couple/two people to take your lease over.
