319 Webb Street is the first vacant residential lot on the left-hand side or Webb Street, about halfway down from the dead-end where the new 25 home subdivision is being built. Lots there are listed at $85,000.
This lot at 319 Webb Street joins the other vacant lot for sale at 321 Webb Street.
The portable buildings do not convey with the sale of either or both lots.
Both lots are currently zoned MF (3-plex or 4-plex) but both lots combined don't meet the minimum sqft. requirement of 15,000 sqft for either structure. Rezoning either or both lots to SF2 allows a duplex. A variance from P&Z would still be needed; even though minimum lot sqft is reduced to a min. of 6,500 sqft., both lots are approximately 5,950 sqft. I was told on good authority from a city employee who works with P&Z that it is likely a variance would be granted for SF2 to allow the city to grow, reduce vacant lots, supply additional housing within city limits, increase the tax base, etc.
321 Webb Street Lot is listed at $54,900.
