The Texas real estate licensing exam is administered by Pearson VUE and consists of two separate portions taken in one sitting:
- National portion: Approximately 85 scored questions (plus unscored pretest items). You need a scaled score of 70% to pass.
- State portion: Approximately 40 scored questions (plus unscored pretest items). You need a scaled score of 70% to pass.
You are given 240 minutes (4 hours) total for both portions combined.
The scaled passing score of 70% on each portion is straightforward, which is good news. But the questions can be tricky because they test application of concepts, not just memorization. You need to understand the material well enough to apply it to scenarios you have not seen before.
If you fail one portion, you only need to retake that portion. The fee is $43 per attempt.

A few other tips that help:
- Flashcards for vocabulary and key numbers (like earnest money deadlines, option periods, commission rules)
- Study groups if you know other people going through the process. Teaching someone else is the fastest way to lock in a concept.
- TREC's website has sample questions and information about the exam format. Worth reviewing before test day.
Do not overthink it. If you completed your 180 hours with real effort and spend 2 to 3 weeks reviewing, you are going to be in good shape.
