The 10 Most Expensive Homes in Bee Cave, TX

The most expensive home for sale in Bee Cave, TX right now is asking $1,795,000 (as of late July 2026), and it sits on an acre and a third with a pool in The Homestead. Meanwhile the typical single-family home in Bee Cave has sold for about $835,000 over the last six months. So yeah, there is the middle of the market, and then there is the top of it, and the gap between the two is the whole story right (that typical number is from our own closed-sale data, single-family only, 16 sales over the last six months, ranging from $535,000 all the way up to just over $1.5 million).

I have been selling homes out here since 2009, and Bee Cave is one of my favorite little markets to watch because it punches way above its size. It is a small city, but you have got Lake Travis ISD schools, the Hill Country Galleria right in the middle of it, and that straight shot down 71 into west Austin, and all of that stacks up into some real money at the top right. The list below is live. It pulls straight from the MLS and re-ranks itself every time a new listing hits or one of these sells, so you are always looking at the real ten, not some frozen snapshot I typed up once and forgot about.

Ok so that is who is at the top today. Now let me actually walk you through the current list, because the addresses will rotate but what the money buys almost never does. Everything below is what is on the market as of late July 2026, and every home links to its own page where the photos and the full details live.

The current 10 most expensive homes in Bee Cave

1. 5201 Great Divide Dr at $1,795,000. This is the number one spot right now, and it earns it the way homes usually earn it out here, with land. It sits on 1.36 acres in The Homestead, which is a big deal in Bee Cave because most of this town is platted on normal-sized lots. Four bedrooms, five baths, right at 3,950 square feet, built in 2000, and it has got the pool. Acreage plus a pool plus an established neighborhood is the combination that puts you at the top, and it has been on the market 41 days, which for this price band is honestly not long.

2. 15705 Colinas Cv at $1,630,000. This one is the newer, bigger house on the list, 4,056 square feet built in 2017 in Bella Colinas, four bed four bath with a pool on a cul-de-sac. So here is where you get to see the trade in real time. The number one home is older and on way more land. This one is newer and larger under roof but on a third of an acre. Same money-ish, completely different thing you are buying, and which one is right depends entirely on whether you want the house or the dirt. It has sat 106 days, which tells you buyers at this level are being picky, and they should be.

3. 12012 Uplands Ridge Dr at $1,259,999. Brand new to the market (one day on when I pulled this), and it is in The Uplands sitting on 1.2 acres. Four bed, four bath, 3,589 square feet, built 2001. Notice the pattern yet? The homes cracking the top of this list keep being the ones with real acreage under them. No pool on this one, but on that much land you can add whatever you want.

4. 12007 Colleyville Dr at $1,149,900. Also in The Uplands, half an acre, and this is the oldest home in the top four (built 1997). Four bed, three bath, 3,343 square feet. The Uplands is one of those established Bee Cave pockets where the lots are generous and the trees are grown in, and that maturity is a big part of what you are paying for. Seventy-eight days on market.

5. 5304 Via Besso Dr at $950,000. This is the most square footage on the list for under a million, 4,091 feet built in 2017 in Terra Colinas, four bed five bath with a pool. So if your priority is a big, newer house with a pool and you are not chasing acreage, this is the kind of home that gets a lot of looks. It is a quarter-acre lot, which is normal for this part of Bee Cave.

6. 15716 De Fortuna Dr at $900,000. Another Bella Colinas home, 3,979 square feet built in 2015, four bed four bath. This one is only four days on market as of the pull, so it is fresh. No pool, but almost 4,000 square feet of newer construction at $900k is a lot of house for the money in a Lake Travis ISD zip code.

7. 14721 Marchesa Dr at $849,900. Here is where the list gets interesting, because this is the smallest home in the top ten at 2,281 square feet, three bed four bath, but it is one of the newest (2019) and it is in Falconhead. So you are paying more per foot here than almost anywhere else on the list, and that is the golf-community premium doing its thing. Falconhead is where a lot of buyers who want the lifestyle without the acreage end up.

8. 16017 Snowdonia Cv at $799,000. This one is already under contract (active under contract, so a backup offer is still in play if you love it). Five bed, four bath, 3,543 square feet in Falconhead West, built 2008 on a cul-de-sac. Five real bedrooms at this price is why it found a buyer, and it took 119 days to get there, which again just tells you the upper end moves slower.

9. 5025 Pyrenees Pass at $689,000. Falconhead West again, 3,091 square feet, four bed three bath, built 2012 on the biggest lot in this end of the list at almost a third of an acre. Eighteen days on market, so it is moving. This is the tier where Bee Cave starts to feel attainable instead of aspirational, and there is a lot of demand right in here.

10. 4512 Pyrenees Pass at $645,000. Rounding out the ten, also under contract, in Falconhead West. Four bed, three bath, 2,635 square feet, built 2008. The fact that the number ten spot on the most-expensive list in Bee Cave is a $645k home under contract tells you everything about how tight this market is. In a lot of Texas towns $645,000 is the top of the market. In Bee Cave it barely makes the leaderboard.

What I notice about this list

A couple things jump out, and they are the kind of thing you only catch when you watch a small market closely.

First, there is no Spanish Oaks home on this list. None. Spanish Oaks is Bee Cave’s premier gated luxury community, the place where the real trophy estates live, and right now not a single one is actively listed in the feed. That is not a mistake, it is just how a thin luxury market works. When a Spanish Oaks estate does hit the market, it usually resets the entire top of this list in one shot, because those homes routinely run well past anything you see above. So if the top number here looks lower than you expected for Bee Cave, that is why. The real ceiling is just not for sale this week. Second, land is the whole game at the top. Two of the three priciest homes on this list sit on more than an acre, including the number one, in a town where an acre is genuinely rare. Warren Buffett has that old line about buying farmland, that the value is the productive ground under you, not the crop in any given year, and the top of the Bee Cave market works a little like that. The house on top of the dirt matters, but the acre it sits on is what actually holds the number up over time.

Why buy at the top of the Bee Cave market

The pitch for Bee Cave is honestly pretty simple, and it is the same reason the top tier holds value even when the broader market wobbles. You are inside Lake Travis ISD, which is one of the big draws for families out here. You have got the Hill Country Galleria for shopping and restaurants right in town, so you are not driving 30 minutes for dinner. And you are a straight shot down 71 into west Austin and out to the lake. That combination of schools, convenience, and Hill Country setting in one small city is genuinely hard to find, and it is why buyers keep paying up for it.

The honest caveat, because I am not going to pretend it away: the top of Bee Cave is a thin market. You saw the days on market above, a lot of these sit for three or four months, and that is normal up here. Fewer buyers shop in the seven-figure range, so pricing is more art than science and a great home can sit while a house two price bands down sells in a weekend. That is not a flaw, it is just the math of a smaller pool. It is also exactly why you want somebody who watches this specific tier day to day instead of guessing (and yes, I have absolutely guessed wrong on a luxury listing before and had it teach me some humility, so I do this the slow way now).
