Why a Daily Watch List Beats Saved Searches

Saved searches on Zillow or Realtor.com fire emails when something matches. Most people stop opening them after the first week. The notifications pile up, the formatting is generic, and you never know if the AI even saw the email.

A daily watch list inside your AI is different. Your AI runs the search itself, on a schedule you control, and writes you a short morning brief. It can pull a couple extra data points along the way (median list price for the area, count of new listings since yesterday) and tell you what is actually worth opening.

The other big difference: your AI knows the rest of your life. It can fold the new-listing brief into the same morning summary as your calendar, your email, and anything else it pulls. One read, three minutes, you are caught up before your first call.

Three reasons it works:

  • You ask in plain English. No filter UI, no save-search dropdowns. “Anything new in Lakeway under $1.5M with at least 3 beds” is the whole config.
  • Your AI summarizes. Instead of 12 listing emails, you get one paragraph plus links to the ones that matter.
  • It runs while you sleep. Schedule it for 6am, wake up to a single message in Claude or ChatGPT.

How to Build It in Claude

Claude Desktop and claude.ai both support custom Projects with system prompts, plus Cloud Routines that run on a schedule. Combine them and you have a daily Austin watch list.

Step 1. Connect the MCP

If you have not already, paste https://mls.neuhausre.com/mcp into Settings → Connectors. Full Claude walkthrough is in the Claude setup guide.

Step 2. Create a Claude Project

In claude.ai click Projects → New project. Name it something like “Lakeway watch list”. Paste this into the system prompt:

You are my Austin real estate watch list. Each time I open this project, run the Austin MLS connector and find any active listings that match these filters:

- City: Lakeway
- Max price: $1,500,000
- Min beds: 3
- Listed in the last 24 hours (use listed_since: 1)

Return a one-paragraph summary, then list each match as a bullet with address, price, beds, baths, square feet, and the listing link. If there is nothing new, just say "Nothing new today." Do not pad the response.

Step 3. Schedule it with a Cloud Routine

Open the project, send the message “Run the watch list”. When Claude responds, click Schedule this (Cloud Routines, available on paid plans). Set it to run daily at 6am. You will get a notification each morning with the new listings.

If your plan does not include Cloud Routines, just open the project each morning and ask “What is new today?” The system prompt already tells Claude what to do.

How to Build It in ChatGPT or Perplexity

ChatGPT (Plus, Pro, or Business)

Once the connector is added in Settings → Connectors (Developer Mode), open a new chat and click Customize → Custom Instructions, or build a Custom GPT with the same prompt as above. ChatGPT also has Scheduled Tasks, which run a saved prompt at a chosen time. Set it to fire each morning. Your inbox or ChatGPT app will get the result.

Perplexity (Pro, Max, or Enterprise)

Perplexity Spaces work the same way. Create a Space, paste the watch-list prompt as the Space instructions, and use Perplexity’s scheduled tasks (Max plan) to fire it daily. The connector lives at the same URL: https://mls.neuhausre.com/mcp.

If your plan does not support scheduling, you can still open the Space or Custom GPT and ask the same question manually each morning. The connector runs the same way either way.

What to Put in Your Prompt

The connector accepts a long list of filters. The trick is to keep your prompt narrow enough that you do not miss anything but tight enough that you only see things worth your time.

Always include

  • listed_since in days. 1 if you run daily, 7 if you run weekly.
  • City, ZIP code, or school district. One or more.
  • Price ceiling. Most people skip the floor and just cap the top.

Add when relevant

  • Min beds and baths. Especially if your spec is specific.
  • Min lot size or acreage. Land hunters always want this.
  • Features keyword. “pool”, “casita”, “guest house”, “waterfront”, “new construction”.
  • HOA cap. If a $400 HOA is a deal-breaker, say so.

Three example prompts

Daily Hill Country watch: any active listing posted in the last 24 hours in Dripping Springs, Wimberley, or Spicewood, on at least 5 acres, max $2.5M.
Daily 78704 watch: anything new in 78704 in the last 24 hours, max $1.1M, minimum 3 beds, single story preferred.
Daily school-district watch: new listings in Eanes ISD posted in the last 24 hours, 4 plus beds, max $2M, minimum 2,800 sqft, pool preferred. Mention school information for each.

Frequently Asked Questions

Do I need a paid AI plan?

For scheduling: yes. Claude Cloud Routines, ChatGPT Scheduled Tasks, and Perplexity Max scheduled queries are all paid features. The MCP connector itself is free, you can run watch-list prompts manually any time on a free-tier AI account too. Free-tier limits on the connector still apply: 100 searches per month, 10 per hour.

Can I track multiple zones?

Yes. Easiest path is one Project or Custom GPT per zone, each with its own system prompt. The free tier gives you 100 searches per month, so a daily watch list is well within budget even with two or three zones.

What if no new listings hit my filters?

Your AI tells you so. The system prompt above includes “If there is nothing new, just say nothing new today.” Most days that is what you get, which is exactly the point. You only hear from it when something matters.

How fresh is “listed in the last 24 hours”?

The connector reads from the same NeuhausRE.com data feed that updates every few minutes. A listing that hits the MLS at 9pm tonight is in the system before your 6am brief tomorrow.

Does the brief include closed comps and price drops?

New listings only on the free tier. If you also want price drops, status changes, and closed comps in the same brief, that is the Active Buyer tier ($200 per month, credited at closing, requires a signed buyer representation agreement). The same scheduled prompt expands to cover those tools.

What if I want a brief but I am not the buyer, I am the agent?
