Austin MLS in your AI
Compare 3 Austin Homes
With Your AI
Side by side. In seconds. No spreadsheet, no tabs, no dashboard.
Connect your AIWhy a 3-Way Compare
Most home shopping happens linearly. You open a tab for the first house, read it, close it, open the second, lose the first one, and by the time you have all three on screen at once you have forgotten what mattered about the one you saw first. The compare tool flips that. You hand your AI three MLS numbers, the AI pulls them in parallel, and the answer comes back as a single side-by-side view: same fields, same order, three columns.
The reason this matters is decision fatigue. A buyer in a strong market sees 8 to 12 homes a weekend and the differences blur. A structured compare strips out the parts that look the same (3 beds, 2 baths, 2,000 sqft is 3 beds, 2 baths, 2,000 sqft on every listing) and surfaces the parts that actually differ: the year built gap, the lot-size gap, the days-on-market gap, the photo-count gap. Those are the fields that change the math.
The connector is opinionated about scope on purpose. The fields the MLS exposes cleanly through our VOW feed are the fields that go in. HOA dues, taxes, and price history are not consistent across MLS records, so we leave them out for now and link you back to the full neuhausre.com page where every available detail lives. Better to do a few fields well than a lot of fields half-right.
What You Get
Pick three active Austin listings. Your AI pulls each one and lines them up across the same set of fields. Honest about the scope: this is what fits in the connector today.
Address & PriceFull address, city, ZIP, and current list price for each home, lined up in three columns. | Beds, Baths, SqftBedroom and bathroom counts plus interior square footage. The basics, but for three homes at once. | Lot & YearLot size in acres and year built for each home. Helpful for spotting renovated 1960s ranches versus brand-new builds. |
School DistrictThe school district name on each listing. (No TEA ratings or feeder pattern data, just the district.) | Subdivision & Days on MarketThe neighborhood or subdivision plus active status and how many days it has been listed. Surfaces stale inventory fast. | Photos & DescriptionPhoto count for each listing plus a short description excerpt and a brief features summary (for example, “1-car garage”). |
How to Ask Your AI
Once the connector is installed, paste this into Claude, ChatGPT, or Perplexity. Swap in any three active MLS IDs you want to compare.
Compare these three active Austin listings: MLS 3968375, MLS 1289736, and MLS 2665963. Show a side-by-side of address, price, beds, baths, sqft, lot size, year built, school district, subdivision, days on market, and photo count. Note which one stands out and why.Your AI calls get_listing three times in the background, lines up the fields in a single table or list, and offers a quick narrative read on which one stands out for the criteria you mentioned.
5 Compare Prompts
Copy any of these. Tweak the MLS IDs, ZIP, district, or acreage to fit your shortlist.
1. Three homes by MLS ID
Pull these three Austin listings and compare them: MLS 3968375, MLS 1289736, MLS 2665963. Line up address, price, beds, baths, sqft, lot acres, year built, school district, subdivision, days on market, and photo count. Highlight any standout.2. Three in the same ZIP under the same price
Search the Austin MLS for active homes in ZIP 78704 under $1M, minimum 3 beds. Pick the top 3 by newest first and compare them side by side. Show address, price, beds, baths, sqft, lot acres, year built, days on market, and photo count for each.3. Three in the same school district
Find 3 active listings in Eanes ISD between $1.5M and $2.5M, 4 plus beds. Compare them side by side on price, beds, baths, sqft, lot acres, year built, subdivision, days on market, and photo count. Note which one looks like the best square-footage value.4. Three in the same subdivision
Search the Austin MLS for active listings in the Steiner Ranch subdivision. Take the top 3 by newest first and compare them: address, price, beds, baths, sqft, lot acres, year built, days on market, and photo count. Tell me which has the most photos and the fewest days on market.5. Three with similar acreage
Find 3 active Austin-area listings with at least 5 acres of land in Dripping Springs, Wimberley, or Spicewood, max price $2M. Compare them side by side on price, beds, baths, sqft, acres, year built, school district, days on market, and photo count.Free tier returns up to 10 listings per search and supports up to 10 searches per hour. A three-way compare uses 1 to 4 calls depending on whether the AI starts with a search or jumps straight to get_listing.
What You Cannot Compare
Honesty about scope. The connector returns the fields above, not these:
- HOA dues (monthly amount, frequency, breakdown by association)
- Property tax amounts and tax history
- Open house schedules
- Price history and price drops since the listing went active
- Full feature lists (you get a brief summary like “1-car garage,” not the full list)
- Virtual tour URLs
- Photo URLs (the connector returns the photo count only)
- School ratings, enrollment, or feeder school relationships (district name only)
For HOA dues, taxes, open houses, and full price history on a specific listing, two options: visit the listing on neuhausre.com for the full detail page (the AI links you back), or contact us directly. The office line is (512) 366-3270.
When This Wins
Showing prep, mid-tour
You are an agent driving between three showings on a Saturday. Pull up Claude on your phone, paste the three MLS numbers, ask for a side by side. By the time you park, you have a one-screen brief on each home plus a quick read on which one is priced sharpest. Better than scrolling Zillow tabs at the curb.
Narrowing 3 finalists
You are a buyer who saw 7 homes last weekend. You want to send three of them to your spouse with a clear comparison. Three MLS IDs in, one structured side by side out. Forward it to your partner without rebuilding a spreadsheet.
Investor screening
You are tracking three resale candidates in the same ZIP. Compare price, sqft, year built, days on market, and lot size in one pass. Which one has been sitting? Which one has the most pictures (a rough proxy for how serious the listing agent is about marketing it)?
Listing agent self-check
You are about to list your own buyer’s referral. Compare your draft pricing against two recent comparable actives in the same subdivision. The connector lines them up. You see whether your number reads aggressive or soft before the listing goes live.
The common thread: a structured comparison takes one paragraph of typing, no tab juggling, no copy-paste, no spreadsheet.
Frequently Asked Questions
How many homes can I compare at once?
There is no hard cap, but three is the sweet spot for a clean side-by-side that fits on a phone screen. The free tier allows up to 10 searches per hour, so you can compare a different three every six minutes if you really want.
Can I compare a closed sale to two active listings?
Closed sales (and pending, expired, withdrawn) are part of the Active Buyer tier. The free tier compares active listings only. If you want to anchor an active comparison against a recently closed sale, that is what the Active Buyer tier is for.
Will my AI tell me which one to buy?
It will give you an opinion if you ask. Most AIs will read the fields and offer a take on price-per-square-foot, days on market, or features. Your judgment, your relationship with your agent, and a tour of the actual home still matter. The connector hands the AI structured data, it does not replace a working broker.
Why no HOA, tax, or price history fields?
Today the connector returns the structured fields the MLS exposes cleanly through our VOW feed. HOA dues and tax amounts are uneven across MLS records; price history requires a separate pull. We are working on adding these. In the meantime, the full neuhausre.com listing page has them.
Can the AI show me photos?
Photo count, yes. Actual photos, no. The AI summary stays text-only for speed and to keep the connector lightweight. Click the listing link to see the full photo set on neuhausre.com.
What if one of my MLS IDs is no longer active?
The free connector returns active inventory only. If a home went pending or sold, your AI will tell you that listing is not currently available and skip it in the compare. Ask Ed about the status if it matters, or upgrade for the off-market view.
Can I save a compare for later?
Save it inside your AI as a project (Claude), custom GPT (ChatGPT), or saved prompt (Perplexity). Open the project, ask the same prompt, get a fresh comparison with current pricing and days on market. The 10 prompts page on this site has more workflow ideas: 10 prompts for realtors.
