Right now there are 35 homes for sale in Lakeway with a private pool, and the median one is asking $1,395,000. That is out of 140 active homes on the market total, so about one in four Lakeway listings comes with its own place to cool off. In July, in Texas, that number matters more than it does in February (I promise you nobody is touring pools in February).
So lets talk about what the Lakeway pool market actually looks like right now, because the numbers surprised me a little and I have been doing this a while. All of this comes from our own MLS feed, pulled this week, single-family homes only. No guessing, no Zillow estimates, just what is actually listed and what actually sold.
Here is the thing everybody assumes. They see a $1.4 million median on pool homes versus $707,500 on homes without one, and they go “wow, a pool adds seven hundred grand.” No. It does not. Not even close. Pool homes in Lakeway are just systematically bigger, newer, and sitting on better lots. The pool comes along for the ride. So when you see that spread, do not read it as “the pool is the price.” Read it as “pool homes cluster in the upper half of this market.” That is the honest version, and I would rather tell you the honest version.
The surprise stat: 13 pool homes under $1 million
Here is what I did not expect. Of those 35 pool homes, 13 of them are listed under $1 million. That is more than a third. So if you had it in your head that a pool in Lakeway means you are automatically writing a seven-figure check, that is not quite true right now.
Now, under a million in Lakeway is still real money, and those 13 homes are going to be older, or smaller, or need the pool resurfaced (that is not cheap, more on that below), or all three. But they exist. If a pool is on your must-have list and your ceiling is somewhere in the high six figures, you are not shut out. You just have fewer shots on goal, so you have to move when the right one shows up.

The million-dollar-and-up stuff gets all the attention because it photographs well, but the middle of the market is where most deals actually happen.
Pool homes are selling about three weeks faster
Ok here is where it gets interesting. Pool homes in Lakeway are averaging 49 days on market. Homes without a pool are averaging 69. That is a 20-day gap, call it three weeks, and in real estate that is a lot right.
And it is not just that they list fast. In the last 90 days, 27 Lakeway pool homes actually closed. The median closed price was $1,150,000, and they went for roughly 97% of asking. So buyers are showing up, they are writing offers, and they are not lowballing to the floor. When something is genuinely wanted, the days-on-market drops and the sale-to-list ratio climbs. That is exactly what a pool does in a Texas summer. The demand is real, I am not making it sound better than it is.
Daniel Kahneman had this whole idea that we judge things by how easy they are to picture. And a pool in July? That is the easiest thing in the world to picture yourself in. A buyer walks the backyard, it is 101 degrees, and their brain has already moved in. That is not analysis, that is just being a human being in Texas, and it moves houses.
But 40% of pool sellers already cut their price
Now do not let me oversell it. Of the 35 pool homes on the market, 14 of them, that is 40%, cut their price in the last 30 days. So even in the category that everybody wants, in the peak season for it, four out of ten sellers looked at the market and blinked first.
That tells you something important about where we are. This is not 2021. Having the thing buyers want gets you attention and it gets you a faster sale, but it does not let you name any number you feel like on day one. The sellers who priced it right are the ones getting the 97% and the 49 days. The ones who reached are the ones cutting 30 days later. Same house, same pool, different starting number, completely different outcome.
So if you are selling a pool home in Lakeway this summer, the pool is a real advantage. Do not waste it by over-pricing out of the gate and then chasing the market down. Price it where the closed comps say, let the pool do the emotional work, and you are in the best-positioned category in the neighborhood.

A couple things to check before you fall for the backyard
Since I have you here and we are talking pools, two quick reality checks. A pool is a real cost, not just a real amenity. Resurfacing runs into five figures, equipment dies, and a Texas summer means you are running that pump a lot.
