The median home listed in Lakeway right now is asking $795,000, so no, I am not going to sit here and tell you Lakeway is secretly cheap. It is not. But 38 of the 140 active homes for sale, better than 1 in 4, are priced under $600,000. So both things are true at once, and that is the part nobody explains (I pulled these residential numbers myself this week, they are not from some stale report).
I get the myth. Drive down 620, look at the lake, look at the gates, and your brain fills in a number with a comma and a whole lot of zeros. And honestly your brain is mostly right. The median home that actually closed in the last 90 days went for $743,000. That is 86 real sales, real people, real financing. Not a wish price. Not a Zillow guess. What buyers are actually paying to live here.
So the million-dollar reputation is not a lie. But the reality is there are way more entry points into this town than most buyers believe, and that under-$600K tier, 38 homes as I write this, is the door nobody tells you about. Lets talk about what is behind it.
What $600K really buys in Lakeway
Here is the thing people get wrong. They assume “under $600K in Lakeway” means a fixer or a trailer or something with a catch. It does not. That tier is mostly three kinds of homes, and I show all three of them every month.
First, condos and townhomes. If you want to be inside Lakeway, near the lake, near the golf, and you do not need a big yard to mow, the attached-home tier lives comfortably under $600K. A lot of my empty-nesters and my STR-curious buyers land right here (and yes, plenty of these work as rentals, though you always check the HOA before you get excited).
Second, the older single-family sections. Original Lakeway has been around since the 1960s, and those established streets closer to the lake give you real square footage and mature trees for a number that would shock somebody shopping the new builds. The kitchens might be a little dated. Ok, some of them are a lot dated. But you are buying location and bones, and bones do not go out of style.
Third, smaller and newer single-family homes on the outer edges of the Lakeway footprint. Tighter lots, efficient floor plans, still in Lake Travis ISD, still under six hundred. For a first home or a second home you are not going to feel like you settled.
Is it the biggest slice of the market? No. At 27 percent it is the minority, and I am not going to pretend otherwise. But 38 homes is 38 real chances to get into Lake Travis ISD for a number a lot of families wrote off without ever looking.

The part sellers do not want me to tell you: you have leverage
Ok here is where it gets fun for buyers, at every price point, not just the under-$600K tier. Of those 140 active listings, 40 of them cut their price in the last 30 days. That is 29 percent of the inventory. Almost one in three sellers looked at the market, looked at their showings, and blinked.
Now stack that on top of the days on market. The average Lakeway listing is sitting 63 days before it does anything. Two months, give or take. A house that has been on the market since spring and just took a price cut is a house whose owner is having a very different conversation with themselves than they were in April, right.
As a Realtor that does not help me make a quick easy sale, but I am going to point out the reality anyway, because you deserve to know it. This is a negotiating window. Not a fire sale, Lakeway is not crashing, but the leverage has genuinely shifted toward the person writing the offer. Daniel Kahneman’s whole thing is that people anchor hard to the first number they see, and a seller who anchored to a peak-2022 price is exactly the seller who has now cut once and might cut again. That is where a good offer goes to work.
And then there is the other Lakeway
So I have spent this whole article telling you there are more ways into Lakeway than the reputation suggests. Let me be honest about the flip side, because it is real too.
There are only 9 active waterfront listings in the entire town right now. Nine. Out of 140. So the moment you say the words “on the water,” you leave the affordable end of the market and walk into a completely different auction, one with almost no inventory and buyers who are not payment-sensitive at all. That scarcity is exactly why waterfront holds its value the way it does. Two Lakeways, same zip code. One is a $795K median with motivated sellers and a real under-$600K door. The other is a scarcity market where you move fast or you miss it.
Knowing which Lakeway you are actually shopping is basically the whole game, and it is the first thing I sort out with anybody I sit down with.
